WHAT TO EXPECT DURING YOUR MOLD INSPECTION
Clear answers. Independent testing. No pressure.
At Santa Clarita Mold Inspection, we make the process straightforward. Whether you’re concerned about a leak, a musty smell, visible discoloration, or your home’s air quality, we listen to your concerns and explain each step.
BEFORE YOUR APPOINTMENT
Let us know which areas concern you and whether there have been recent leaks, water damage, repairs, or previous mold cleanup. Photos and previous reports can be helpful, but they are not required.
Please provide access to the areas being inspected. If air sampling is scheduled, we’ll explain any preparation needed before your appointment.
WE START WITH YOUR CONCERNS
We discuss what you’ve noticed, when it started, and any relevant property history. This helps us focus on the areas that matter most to you.
The scope depends on your selected service. A targeted inspection focuses on a specific area, while a full-home inspection covers accessible areas throughout the home. Laboratory testing and report-only services focus on sample collection and laboratory results.
VISUAL INSPECTION
For services that include an inspection, we examine accessible areas for visible discoloration, water staining, damaged materials, and conditions that may support mold growth.
Depending on the concern, this may include walls, ceilings, windows, closets, bathrooms, and areas around plumbing fixtures. We explain what we observe without assuming every stain or discoloration is mold.
MOISTURE CHECKS AND THERMAL IMAGING
When included in your service, we use moisture meters and thermal imaging to evaluate areas of concern.
Moisture readings help identify elevated moisture in accessible materials. Thermal imaging shows temperature patterns that may warrant closer moisture checks; it does not directly detect mold.
If a possible plumbing or building issue is identified, we explain what may need attention from the appropriate professional.
AIR OR SURFACE SAMPLING
When laboratory testing is appropriate or requested, we discuss the samples and their cost before collecting them.
Air samples help evaluate airborne mold spores at the time of testing. Indoor air results are typically compared with an outdoor reference sample.
Surface samples help determine whether fungal material is detected on the specific surface tested.
Standard air and surface samples are $125 each, in addition to the applicable service fee. The $749 Whole-Home Peace of Mind Package includes three laboratory samples. Additional samples with that package are $99 each.
LABORATORY ANALYSIS
Samples are submitted to an accredited environmental laboratory. We explain the expected turnaround time at your appointment and notify you when your results and report are ready.
YOUR WRITTEN REPORT
Your report explains what was inspected or tested, the findings for each evaluated area, and what the results mean.
For inspection services, relevant moisture readings, thermal findings, and photographs are included as appropriate. When samples are collected, we explain the laboratory findings alongside the observations from the sampled areas.
We provide clear options and next steps so you can make informed decisions about your property.
INDEPENDENT INSPECTIONS—NO REMEDIATION
Santa Clarita Mold Inspection performs inspection and testing only. We do not perform mold remediation or repairs, and we have no affiliations with remediation companies.
Our goal is to give you clear information without cleanup sales or unnecessary pressure.
UNDERSTANDING THE SCOPE
An inspection evaluates accessible areas and conditions at the time of the visit. We do not open walls or remove building materials as part of a standard inspection. Hidden conditions may remain outside the inspected or sampled areas, and testing cannot guarantee the absence of mold throughout a property.
